Broker Breakdown: Opportunities for Both Buyers and Sellers | September 2026

Each month, Pam Jury, Principal Broker at Christie's International Real Estate Bluegrass, analyzes the local real estate market in Central and Southern Kentucky, breaking down the data. In September 2026, while buyers are taking a little more time to make decisions, the latest numbers reflect a market that continues to offer opportunities for both buyers and sellers.

The Central Kentucky real estate market continued to demonstrate resilience in September, with an increase in home sales, steady appreciation in property values, and strong overall sales volume. While buyers are taking a little more time to make decisions, the latest numbers reflect a market that continues to offer opportunities for both buyers and sellers.

September saw 1,496 homes sold, an increase of 5.4% compared to the same period last year. The median sales price rose 2% to $280,500, reflecting continued growth in home values. Total sales volume also climbed an impressive 10% to more than $496 million, highlighting sustained activity throughout the region.

Although sales increased, the number of new listings declined 3.6% to 1,329, suggesting that available inventory remains an important factor in the market. For homeowners considering selling, fewer new properties entering the market can create opportunities to stand out, particularly when a home is thoughtfully priced and well presented.

Homes spent a median of 24 days on the market, a 5% increase from last year. This modest shift suggests buyers are taking a more measured approach to their decisions. Even so, sellers received an average of 97.13% of their asking price, reflecting continued demand for homes that are positioned competitively in today's market.

As we move into the final months of 2026, the Central Kentucky housing market continues to evolve rather than slow to a standstill. Buyers may find opportunities to make more thoughtful decisions, while sellers can continue to benefit from stable home values and active demand. Success in either market requires understanding the trends, recognizing opportunities, and developing a strategy that reflects both current conditions and individual goals.

At Christie's International Real Estate Bluegrass, we believe real estate is about more than market statistics. It's about understanding the communities we serve, building lasting relationships, and helping our clients make confident, informed decisions. Whether buying, selling, or simply considering what comes next, having a trusted local professional by your side makes all the difference.
