In August 2026, summer winds down and Kentucky’s real estate market continues to show resilience, with home values holding strong and buyers remaining active even as the pace of sales has moderated from last year.
In August, 1,558 homes were sold, a 4.1% decrease compared to August 2025. While fewer homes closed, prices continued to move upward. The median sales price reached $286,000, up 2.9%, while the average sales price increased 1.7% to $331,761. Sellers also received an average of 97.3% of their asking price, reinforcing that appropriately priced homes continue to perform well.
Homes are taking a little more time to find the right buyer. The median days on market increased from 18 days last August to 20 days this year, while the average remained at 44 days. For buyers, that can mean a little more time to consider their options, while sellers may need to be patient and thoughtful about how their home is positioned in the market.
The number of new homes coming to market also dipped slightly, with 2,181 new listings, down 2.7% from last year. However, there are encouraging signs of continued buyer demand. Pending sales increased nearly 1% to 1,576, showing that buyers remain engaged as we transition into the fall market.
August closed with more than $516.8 million in total sales volume, down 2.5% year over year.
Taken together, the numbers tell the story of a market that is steady and evolving. Home prices continue to appreciate at a measured pace, buyers are actively making offers, and sellers are still achieving prices close to their asking price. As we head into fall, success will increasingly come down to understanding the nuances of the local market—because what is happening across Kentucky can look very different from one community, price point, or neighborhood to the next.
