In September 2025, we find that steady appreciation throughout Q3 and a measured pace reflect the resilience and strength of the local market.

As we enter the final quarter of 2025, the Central Kentucky housing market remains strong and stable. Both home prices and sales activity remain ahead of 2024 levels, though subtle shifts in buyer behavior suggest a more thoughtful pace as prices reach new highs.

  • Average Sales Price: $339,583 (+2.4%)
  • Closed Sales: 1,155
  • Total Sales Volume: $381,823,424 (+6.9%)
  • Median Days on Market: 19 days

Home prices continue to rise as demand remains healthy, though the slight uptick in market time signals a mild cooling from the intense pace of 2024. Overall, the market remains resilient, with steady buyer activity and limited inventory keeping competition firm. 

Q3 Overview: 2025 vs 2024

Across the broader Bluegrass region, the third quarter showed continued appreciation and solid sales growth.

  • Total Sales: 3,907 (+7.4%)
  • Median Sales Price: $290,000 (+4.9%)
  • Average Sales Price: $339,697 (+4.9%) 

As an indicator of overall demand and buyer sentiment toward asking prices, the percent closed-to-asking price has softened slightly to -2.9% under asking in Q3 2025. This modest pullback likely reflects buyer response to record-high listing prices but still remains well above pre-pandemic norms, highlighting the market’s enduring strength and pricing power. 

Buyers also showed slightly more hesitancy, with the median days on market increasing to 16 days before going under contract — a reminder that homes are still selling quickly by historical standards, even as buyers take a bit more time to evaluate their options.

The 2025 market continues to balance steady appreciation with a more measured pace. While buyers are becoming more price-conscious, sales volume, price growth, and market velocity all point to ongoing confidence in Central Kentucky real estate.
