Broker Breakdown: A Pause, Not a Pullback

Each month, Pam Jury, Principal Broker at Christie's International Real Estate Bluegrass, analyzes the local real estate market in Central and Southern Kentucky, breaking down the data. In November 2025, our feelings of a pause are validated in the data, but we also observe strengths in the market and opportunities to move forward.

As we wrapped up the third quarter and moved into the beginning of the fourth, many of us felt a bit of a strange pause in the market. Activity didn’t stop, but there was a noticeable moment where buyers and sellers alike seemed to take a breath, reassess, and slow their pace. The November numbers reflect that shift. 


New listings declined just over 4% to 1,284, pending sales dipped slightly by 1.1% to 965, and closed sales came in at 930 units, down over 8% for the month. The median sales price was $280,000, a modest 1.8% decrease year-over-year. Even in that pause, homes that were priced and prepared well continued to move, with median days on market improving to just 21 days. 


It’s important, however, not to view November in isolation. When we step back and look at the bigger picture, the market has shown steady strength throughout 2025. Year-to-date, new listings are up 6.9% from this time last year (18,612), giving buyers more choices. Pending sales have increased 5% to 13,346, and closed sales are up more than 3% at 12,499 homes, signaling consistent demand. Prices have remained resilient as well, with the year-to-date median sales price rising more than 3% to $285,000. 

That pause many people felt at the end of the third quarter, and start of the fourth, appears to be just that — a pause, not a pullback. For buyers and sellers, this is an ideal time to have thoughtful conversations and make informed plans. Whether you’re considering buying, selling, or simply watching the market, understanding these trends can help you move forward with confidence. As we head toward the end of the year, the data shows a market that is stable, balanced, and well positioned for the opportunities ahead.
