Each month, Pam Jury, Principal Broker at Christie's International Real Estate Bluegrass, analyzes the local real estate market in Central and Southern Kentucky, breaking down the data. In March 2026, we observed a noticeable shift in market dynamics, reinforcing what we’ve seen build over the past few months - more inventory, more time on market, and a continued move toward a more balanced environment.
The median sales price came in at $279,000, reflecting a 2.1% decrease year-over-year. While values remain strong overall, this slight adjustment signals a market that is becoming more price-sensitive, with buyers taking a more measured approach.
One of the more telling metrics this month is median days on market, which increased to 39 days, up from 33 days in March 2025. Homes are still moving, but the pace has slowed, putting greater emphasis on strategic pricing, presentation, and marketing from the start.
On the supply side, we saw 2,029 new listings hit the market, giving buyers more options and creating additional competition among sellers. At the same time, new pending sales reached 1,553, showing that demand is still active, but more selective.
Closings were a bright spot, with 1,010 total sales, marking a 15% increase year-over-year. This indicates that while homes may be taking a bit longer to sell, transactions are still getting to the finish line at a healthy pace.
The average sales price rose to $320,743, suggesting that higher-end transactions continue to perform well and help support overall market stability.
What This Means
We are firmly in a market that rewards preparation and strategy. Buyers have more leverage than they’ve had in recent years, and sellers who position their homes thoughtfully—pricing appropriately and presenting well—are still seeing strong results.
