A total of 852 homes closed during the month, signaling steady activity as we approach the spring season. While the pace has moderated from the heightened urgency of recent years, the market remains active, engaged, and opportunity-rich. Home values continue to show measured and consistent appreciation. The median sale price reached $289,000, marking an increase from $279,900 in 2025 and $269,900 in 2024. This progression reflects not only market stability but also sustained confidence in real estate as a long-term investment.
What has shifted is how buyers are navigating the market.
Homes are now averaging 40 days on market, with overall market velocity trending closer to 33 days. Buyers are taking a more thoughtful approach—evaluating options, negotiating more deliberately, and prioritizing value. This is further reflected in pricing outcomes, with homes closing at an average of 97.3% of list price. While still strong, this signals a return to a more balanced negotiation dynamic. Demand remains most concentrated in the $200,000 to $299,000 price range, which accounted for 513 transactions in February. This segment continues to represent the core of the market, where affordability and competition intersect.
